The property is 25 minutes from the centre of Le Mans and the SNCF train station. The villages of Bouloire and Coudrecieux are within minutes of the house and provide all the necessities of life, including commercial food shops, bakeries, butchers, banks, etc.
The property is 2.5 hectares with a listed stream that runs through the property and feeds a pond that also drains, so it has fish.
A small stone bridge crosses the stream to the front yard and the longère and building to be finished.
There is a "fenced" field (the wooden fence is in poor condition) in front of the house bordered by trees on a path with 300 year old oaks which are noted in the history books of the area.
There is another field to the side of the house which we usually kept mowed, or a path to the pond in the grass which we gave to some of the locals for hay. The field at the back of the property is an orchard with several types of apples and plums. The garden of the house is fenced with a cement fence and gate which are in good condition. There is a small donkey or horse shed to restore in the field with the pond.
The barn is about 75% renovated, it is mainly the finishing phase that has never been completed, so it needs to be finished. We have had the septic tank dug and installed, but it needs to be connected. The main house is not double glazed and the heating is electric, if you like the charm of the wooden houses, nice old floor tiles.
