Beautiful renovated watermill and millers house situated in a valley with river on a parcel of 1.9 hectares. Comprising owners accommodation + 2 gites.

The mill has been completely renovated into two separate living accommodations. A lot of original mill features have been conserved and therefore the building has kept its uniqueness and oozes character.
The millers house is situated opposite the mill.
At the moment the millers house and the top two floors of the watermill are successfully rented out as gites.
The bottom two floors of the mill are in use as owners accommodation.

The lay-out is as follows:
The mill: Total habitable surface of 400 m2, each floor is 100m2
Ground floor: large living area with open plan kitchen/living room with French doors to the garden. A room of 20 m2 which can be used as utility room, extra bedroom or office. The big feature on this floor is the old gear train from which all the original mill machinery would have run.
1st floor: Two generously sized bedrooms, and a bathroom compromising a bath, separate shower, sink and toilet. There is a big landing with two old grain hoppers now in use as bookshelves, also the millstone and its casing are still there.
2nd floor: hallway with separate entrance for the gite, spacious living area with open plan kitchen/living room. The dining table has been built around an old mill mechanism. There is another room on this floor which can be used as an extra bedroom / office space, also a walk in storage cupboard and a separate toilet + washing machine connection.
3rd floor: four double sized bedrooms and a bathroom (with shower, sink and toilet) the old wheels in the roof are still visible, also the old flour sieve is still present.
Both places are heated by a villager woodburner with back boilers to which the central heating is connected. The mill is well insulated and completely double glazed.

The Millershouse:
Habitable surface of 60 m2.
Ground floor; Open plan living room and kitchen, bathroom with shower, sink, toilet and washing machine connection.
First floor: two doule sized bedrooms and small landing.
The house is heated by a woodburner and all rooms have electric radiators.
The windows are single glazed and have shutters on the outside.

At the moment the gites are successfully rented out throughout the year.

Outside space:
The property is situated in a green and sheltered valley with a small river running through it. The ground floor of the mill has access to a nice sunny private garden. At the back of the property there is a vegetable garden, there are several outbuildings on the property.
The gites have their own outside space and terraces.

There are two septic tanks (1x3000l and 1x4000l) which conform to the latest regulations.

Surrounding area:
The mill is situated 6 km from St Gervais d’Auvergne where you can find all the amenities like; shops, bars/restaurants, bank, library, doctors, pharmacy, primary and secondary schools.
St Priest des Champs is at 2 km and has a baker, butcher, small shop, bar and primary school.
The larger city of Clermont Ferrand is situated 50km away which has an international airport.
