This old mill has been renovated by the current owners. It is on the edge of the village of Luzé, just 10 minutes from the historic town of Richelieu. The mill is known to date from the 12th century and it is thought that the house precedes it. There is a large building and large barns, both of which can be converted to create additional accommodation or gites.
Through large gates and down a gravelled driveway, this ancient property oozes character and charm in every room. Through the front door you step directly into the oldest part of the building.
Entering double aspect living room (39m2), you are immediately aware of the history of this house with a feature fireplace and wood burner, exposed beams, stone walls and lovely red and white tiled floor. To the right, a doorway leads to another sitting room (20m2) with huge bread oven and wood burner, exposed beams, stone walls and black and white tiles.
From this room, a staircase leads to a mezzanine where there is an office space (5.7m2). Off the mezzanine landing is the bathroom with sunken bath, sink and toilet and two bedrooms. The bedroom to the left (11.6m2) is double height with beams and has a window to the front of the house. The bedroom to the right (14.3m2) is, again, double height with beams and has a window to the garden. A doorway leads through to a second mezzanine.
Back in the living room, to the left and down a couple of steps you arrive in the large kitchen (47m2) which is on two levels. This part of the building was the mill and still has the mill mechanism, a wonderful feature. A door from the kitchen leads to the garden. If you glance up to above the doorway through to the living room, you can see a pigeonnier, again, a lovely feature.
Up a second staircase is the second mezzanine. This is used as an entertaining space (22m2) and again has mill mechanisms. With windows on three sides, this room has a doorway out to the swimming pool. Steps lead back up to the second bedroom.
Back outside, to the left of the house is a building with external staircase leading to an additional bedroom (19m2) with fireplace and bathroom with toilet, sink and bath with shower over.
Below, there are a number of rooms.
One, used as a laundry (45m2) with toilet, the second (19m2) with fireplace, currently used for storage, the third (15.5m2) used as a workshop and fourth (16m2) used for wood storage.
Above these rooms is attic space of approximately 60m2.
At the end of the building and beside the gates is a double height hangar which is used for storage.
Across from this is a garage space big enough for 4 cars which is attached to a third building. The third building has two small stables and then a large barn (34.6m2) which is double height. This has a tiled floor and jacuzzi. It has a mezzanine at one end with access to the attic space above the stables.
Walking back to the house, behind a wall which would have held back the millstream, an above ground swimming pool has been cleverly positioned with decking around to give the feel for a below ground pool. The garden runs to the sides and back of the house.
Just 10km from Richelieu and 30km from Chinon, the property is close to some of the most famous Loire Valley chateaux and Futuroscope with its 3D and 4D rides is just 40 minutes away. It is under 4 hours drive from three different channel ferry ports, just 25 minutes from the TGV station at Châtellerault which gets you into Paris in around one and a half hours and is less than an hour from Tours and Poitiers airports, both serviced by Ryanair.
