The last major overhaul maintenance is from twenty years ago by the same owner and the property and its outbuildings have generally been well maintained.

Upgrading and cost of modernisation:

We have estimated that a complete refreshment of the living accommodation of all properties , given the good general state of walls etc would come to about €50,000. Or much less for a decent DIY job. This includes completely modernising with IKEA type room furniture for all living accommodation outside of the Chateau.

Modernising the chateau is in the eye of the beholder. The Chateau has many original features around which anything is possible. The structure and roof are sound. All bathrooms have been modernised over time and the expense could be anywhere from €20,000 to €100,000.

The pool has undergone regular maintenance.

Traffic: The road in front of the castle is a D road with morning, lunchtime and evening traffic. Inside and on the south side of the Chateau one doesn't hear the road. Only on the Entrance side the road is audible during local rush hours.

The property has two entrances with private road leading to the Castle and other buildings. The side entrance between farmland properties and where there is no traffic at all is always used by the occupants of the domain.

French law since 2018 requires the septic tank from before a certain date to be renewed. The cost of this operation is €80,000. 

The asking price reflects this expense.

The price of all equipment and furnitures is determined at €50,000 and is by separate negotiation.

The owner is happy to remove all the furniture if the buyer so desires.
