3.1 DESCRIPTION OF THE PLOT:
The plot that is the object of the description is located on the first line of Marenyet Beach, with direct access to the sandy beach. It borders on the East with the sandy beach, on the North with the C / Les Motes, on the South with the C / Tellina, as can be seen in the cadastral file and the attached situation map. Therefore, the plot has access by two streets and faces directly to the beach.
The topography of the site is noticeably flat, and the subsoil is a sandy ground. The separation of the lot with the beach is done with a wall flush with the land. The lot is fenced in both streets and with the neighbors of the back (West boundary).
The site has a surface of 2,267 m2, as can be seen in the cadastral file.
Urban planning rules:
The site is located in urban land, in an environment consolidated by the building, fully urbanized since it has all the urban services (road access, sidewalk curb, public lighting, wastewater evacuation, electrical connection and potable water connection) .
The rules of application are the Urban Planning Regulations of the General Plan of Cullera, approved on July 17, 1998. The site is located in Urban Land, within the Single Family Housing Area (UFA), where the following applies urban regulations:
-The dominant global use is residential, allowing single-family housing and single-family housing in row.
-For the case of Single-Family Housing in Row, you must meet the following requirements:
-Maximum occupation of the plot: 30%

The terrestrial maritime line is located next to the wall that delimits the plot with the beach, as can be seen in the plan of situation referred to planning, so the building that is built will have to be separated from this line 20 m (limit of building indicated by Costas), which is the dashed line that appears in said plane crossing the site. This front surface can be used as a garden or swimming pool of the building that is built.
