Property Description

Set in approximately 1.70Ha (4.20 acres) comprising of about 1.52Ha (3.75 acres) of aged olive groves and the remainder about 0.173Ha (0.43 acres) of courtyard, terraced gardens and orchard.

The house was constructed in local stone as a three storey ‘Casa Colonica’ (country house) approximately during the late 17th/early 18th centuries. It has been lovingly restored recycling original materials whenever possible to retain its rustic authenticity and original charm. Most of the building has exposed stonework, hand made oak doors and fittings; hand hewed oak beams; hand made ceiling tiles etc. Comprising approximately 230 sq metres it had a new insulated roof fitted in 2003 when seismic protection was also carried out. It benefits from maintenance free double glazed windows and doors.

The ground floor comprises of two guest rooms with independent entrances each with private bathrooms with showers. One benefits from dual aspect windows and the other a window, full length glass door and wood burning stove. There is an additional room which is presently used as a ‘cantina’ which could easily be converted into an en-suite bedroom and an under stairs storage room. Ancient stone steps with loggia lead to the first floor which comprises of a large lounge with dual aspect windows and wood burning stove, a large kitchen/dining area with dual aspect windows. The kitchen benefits from a range cooker and wood burning stove. Off the dining area doors lead to a bedroom with dual aspect windows and en-suite bathroom with bath which is also used as a laundry room. Wooden stairs also lead from the dining area to the second floor with studio and step leading to a galleried area with further bedroom with two windows.

Externally the property is accessed from a council maintained ‘white road’ through black iron entrance gates onto a large gravelled drive. Attached to the house is a renovated stone building housing an original bread oven which is currently used as a garage but could be converted into an outside kitchen etc., a working well and log store. The original terraced gardens are well stocked with fruit trees and bushes including roses and lavenders. The olive groves comprise of approximately 100 olive trees including rare ‘Mignola’ trees used to produce own label extra virgin olive oil.

The owners have run the property as a B&B since 2007 with an international clientele. The extra virgin olive oil has been endorsed by several Michelin starred chefs.

The buyers can continue to operate the businesses if they choose to do so or if not there is no conversion needed. The property and land are easily managed and the owners presently live in the property all year. The property is inexpensive to run with wood burning stoves, mains water, mains electricity and a large underground septic tank for drainage.
