The property is a wine cellar or cantina (restored 2004), set in a panoramic position with enchanting views from every window, in a convenient location but not isolated. The property is not overlooked, no immediate neighbours but is just 1km to the nearest bar and restaurant, 2.5kms from the thriving town of Cupramontana. The stairwell leads down a half-flight to a rear door to the outside kitchen, barbeque area, pizza oven, outside dining table and pool terrace.

A further half-flight of stairs leads to the lower level, where there is a separate 1 bedroom apartment of 45sq.m with lounge/diner with kitchenette, double bedroom with ceiling fan, alongside a fully-tiled ensuite shower room. The apartment has a private courtyard of 28sq.m accessed from the kitchenette. Would be suitable as a staff apartment or live-in carers accommodation, or a rental opportunity. Separate entrance.

Off the stairwell there is a laundry room and guest WC with handbasin. On the other side of the stairwell is a huge games room with bar of 56sq.m. Behind the games room the original wine vats can be seen in three cantina rooms. The first of these rooms is 28sq.m and could, with appropriate planning permission) be converted to a media room or home cinema. The second cantina room is 23sq.m and would make an excellent wine cellar, and the third cantina room (16sq.m) houses the pool pump and filter. At the rear there is a well providing water to a garden irrigation system.

The property has 4m ceiling heights throughout with beam and tile or beam and wood ceilings.

The outbuildings comprise a garage of 27sq.m, a storage shed used as a workshop, a garden equipment room, a loggia and a storage cupboard for pool equipment and chemicals.
