Estate Pian del Nasso on the border of Liguria and southern Piedmont
Pian del Nasso is an old estate ( 8 hectares) located near Piana Crixia, exactly on the border between Liguria and Piedmont. The estate is especially known for the watermill which for centuries was used for grinding wheat and corn in the region. The estate is now permanently inhabited and there is a small tourist activity for rental houses. The estate includes a restored mansion (main building) of which a part is separated as a rental (cascina), a restored water mill (mulino), a rustic summer cottage (rustico) and several outbuildings. There is a central pool near the mansion.
Area and location
Piana Crixia is situated exactly on the border between Liguria and Piedmont 35 km north of Savona and 35 km south of Acqui Terme. Liguria is in the northwest of Italy on the Mediterranean. The coast here is called the "Riviera of Flowers' and is an extension of the French Riviera. Liguria inland borders to Piedmont. Pian del Nasso is situated in a quiet valley 4 km from Piana Crixia bordering to a regional park with streams and rolling hills up to 600 meters high. In Piana Crixia there are several restaurants, some general food stores, a cafe / bar, bakery, butcher, post office and pharmacy. Piana Crixia has a railway station and good bus connections.

The estate Pian del Nasso is situated between two little rivers: Rio Madonna and Rio Cravi, which confluence at the watermill (Mulino). After a few kilometers, the Rio Madonna flows in Rio Bormida. These rivers are dry during hot summers, while in spring they often carry lots of water. The rivers were once were usefull to make the watermill working and they border the estate Pian del Nasso over a length of 1.5 km which gives the estate a green view with its own particular flora and fauna.

Mansion (main building; the first part is dated from 1550 to 1600) Total living space (2 floors) 400 m2, facing south, stone built, renovated in 2000-2002. Additional buildings: stone oven, chestnut drying shed and the stable/barn (2x66 m2 plus 25 m2 portico - to renovate)
Swimming pool (12x5) 1.45 m depth, with 100 m2 of terraces, poolhouse, utility room, solar heating
Apartment Cascina (90 m2) is a separated part of the mansion (rental for 2-6 people)
Summer cottage Rustico (140 m2) with gazebo (rental for 2-6 people).
Mulino watermill (160 m2), restored 2010/2011 with 2x portico and terraces (rental for 2-6 people)
Rustico Flavio (120 m2): acquired in 2014; to be restored.
All accommodations have basic services (gas, water, electricity, sewage). There is central heating or floorheating (gas). All houses have TV connection (satellite). Furthermore, each house has a fully equipped kitchen and the accommodations are fully furnished. Wifi / internet anywhere on the premises of Pian del Nasso.
On the grounds of Pian del Nasso rest a residual construction quota of +/- 600 m2 which can be used via the normal requests for construction and renovation permits. There is an ongoing expansionproject "villaggio turistico" (approval early 2017) which creates many possibilities for future buyers.
Usage and potentiali
Taking over/acquisition of Pian del Nasso is reserved for people who love peacefulness, space and silence and a place close to nature in the Italian countryside.
As we see things now, the possibilities for an acquisition / sale are:
1. Using Pian del Nasso as a (relatively large) family residence for holidays or permanent residence.
2. Using Pian del Nasso as a permanent residence with the current small-scale tourism activity for the rentals of the existing accommodation (current situation)
3. Using Pian del Nasso as a starting point for an adequate infrastructure for a new type and / or scale of tourist activities. This plan should be based on a projectplan approved by the region. The process of area approval is already started.
4. All options can be reviewed with an option for the permanent presence of a caretaker who lives on the estate.
