A secluded water mill steeped in industrial history built to polish jet jewellery with extensive wooded grounds and a 300m frontage on the river L’Hers Vif deep in Cathar country close to the Pyrenees and the Mediterranean.

The Moulin de Bel Air is situated 20 miles north of the Pyrenees where the river, L’Hers Vif breaks through the Montagnes du Planturel.  It is in Cathar country, surrounded by Foix, Pamiers, the medieval city of Mirepoix, the Lac du Montbel, Puivert, Montse´gur and the ski resort of Mont D’Olmes.  It is just west of Carcassone and Limoux and a scenic 90 minute drive to the Mediterranean. Secluded yet within walking/cycling distance (1.1km) south of the village of La Bastide sur L’Hers and 500m from the hamlet of Foncirgue which was once a Spa.  It has a 300 meter frontage to a trout river with Rights to the Water.  The 12kw 1860s turbine which ran machinery to polish jet jewellery has been refurbished with a power takeoff inside the sous-sol which could be coupled to a permanent magnet generator to produce green electricity.  Member of Les Amis des Moulins de L’Ariege.  It is situated in the Commune of Lesparrou but can only be accessed by road via the bridge over the river in the middle of La Bastide sur L’Hers. The property is well above winter flood levels.

The old mill, built in 1860 to polish jet jewellery, has been renovated as a dwelling on 2 floors comprising a master bedroom ensuite, a triple bedroom, 2 double and a single bedroom, a bathroom and separate toilet on the first floor.  The ground floor is open plan with a hall and staircase and a cloakroom/shower room.  Total habitable area comprises 250 square meters. There is a cave/sous-sol containing an electric water heater, a fosse septique and a workshop.  The bedrooms are heated by electric convector heaters and on the ground floor there is a wood burning stove and an open fireplace.  The kitchen area has extensive builtin cupboards, a gas/electric stove, fridges, dishwasher and washing machine.  The house has mains electricity and water is supplied from a source at Foncirgue (originally the spa water) which also supplies the villages of La Bastide and La Peyrat.  A telephone line is connected allowing WiFi.  The house was rewired in 2019 and the roof retiled in 2014.  There is an external chamber housing the electric distribution panel and is used as a bike store.  A large wooden balcony at the rear provides access to the land at a lower level between the millstream and the river.  At the western end there is a large patio and a barbecue.  The 4650 square meters of land on two levels contains an open barn (6.2 x 30.4m), a canal/millstream with 2 sluices, a dam, a water turbine and screen.  The land is well wooded with a walnut tree, a fig tree and a medlar tree.  There is 9.5 cubic meters of firewood stored in the barn sourced from the site.

The history of the original building is described in a book recording the Jet polishing industry in the L’Hers valley.  The building was subsequently used to manufacture horn combs and to re-comb textiles for the local textile industry before being renovated into a habitable property by the previous owner.  In beautiful country in the foothills of the Pyrenees with lots of local activities in the villages around, walking, riding, cycling, sailing, swimming, skiing.  The nearest big town is Lavelanet which has weekly market while the City of Mirepoix has a local product and artisan market with a plethora of good restaurants.
