We are selling our upmarket B&B Chateau in the Loire Valley.

The turnover of the B&B operation of 4 luxury rooms and a simple Gite has been between 100 to 130.000 euro as from the start in 2005 till 2015 and the operation could still be extended with one extra family suite and one extra Gite.

The 19th century Chateau has 11 bedrooms of which 6 have been renovated with 5 nice bathrooms. The renovation, itself, was done with great respect for the Chateau and the feeling is that of a large family home.

The Chateau is located at 7 minutes walk from a nice village with all facilities in place, like two bakeries, two butchers, three supermarkets, 4 restaurants, 2 pharmacists. Within half an hour drive from us you can reach most of the famous Loire Castles, like Amboise, Chenonceau, Loches, Tours, Azay le Rideau, Villandry and Langeais. The TGV railway station at St Pierre des Corps is 18 km away and can be reached by car within 15 minutes. From St Pierre des Corps to Paris Montparnasse is a 58 minutes train ride.

The grounds are 8,5 hectare in total with a nice park, some forest, a vegetable garden and fishing grounds along the Echandon and Indre rivers. The Chateau cannot be viewed from the road, which secures your privacy.

The cellars of the Chateau go down in two layers with plenty extra spaces (200 m2) for storage. The computerized heating system (Dietrich 2006) is also stored in the cellar. Connected to the heating system is a 500 liter hot water buffer boiler, which is constandly in connection with the heating system. When everyone takes a shower or a bath at the same time it will never run out of hot water with a great water pressure. A pumping system makes sure that all bathrooms have access to instant hot water. The water itself is purified and soft via a professional water softening system.

On the groundfloor we have a nice entrance, one bedroom with its bathroom en suite, an elegant living room, a dining room, a small study, a large kitchen, a scullery and an outside toilet.

On the first floor we have two nice bedrooms with individual bathrooms en suite, sharing a large terrace amongst them and on the same floor an apartment suite with two large bedrooms and one very large bathroom.

On the second floor we have a very large family room with ensuite a private toilet and also ensuite a seperate bathroom. On the same floor we have still 5 bedrooms of which one has been renovated with a small terrace on the round tower.

On top of the 2nd floor is the large attic.

The windows of all the 4 guest rooms have an extra glass window on the outside for insulation purposes, the space between the attic and the 2nd floor has been insulated with rockwool, as well as the space between the floor of the family room and the rooms here under. The ceiling of the cellars have been insulated as well.

The views from the Chateau into the valley of the Indre are spectacular.

The renovation of the B&B was done in a way that it can be turned back into a family house overnight.

The outbuildings consist out of a barn, a playroom with an open fire, a caretakers cottage and an other cottage now used as a seperate garage.

Part of the grounds can be used for building extra houses.
