At the foot of the Bugarach, the highest mountain of the Corbières massif, in the village of Bugarach
(1280 km from Utrecht), in the heart of the Corbières-Fenouillièdes regional natural park, we offer for sale our successful Chambres et table d'Hotes Le Presbytère. Le Presbytère has 5 spacious rooms and a small gite in the garden. As standard, 16 people can stay overnight at the same time. The building of 750 m2 dates from 1686 and has many characteristic details. It is rented from the municipality.
The beautiful building "en pierre" is stylishly furnished, so that the beauty of the building comes into its own. The building has a separate dining room, a large kitchen, living room, laundry room, storage room, boiler room, private bedroom / room and has 3 large rooms in the attic that can be converted into a yoga studio or meeting room. In the garden (about 300 m2) is the gite, with a shed below. Behind the building is the large garden, with a view of the Bugarach. In the garden there is a large vegetable garden, which covers about a quarter of the garden.
Le Presbytere is well visited by tourists. 90% of the guests are French, mainly from the region. In the spring and autumn it is mainly people who walk the Cathar route, but also cyclists and nature lovers. There are fewer hikers in the season, but instead we receive people who want to experience the overwhelming nature and who come to visit the many sights in the area. In between we receive groups; cycling groups, and groups that come for the special features of the Bugarach and its surroundings. We cook for our guests 5 evenings a week. The Chambres d'Hotes is open 8 months a year, from mid-March to mid-November. In those 8 months, a good turnover is achieved, from which we can live well, reinvest and save. We use the 4 months that Le Presbytere is closed to rest, do odd jobs and celebrate holidays. You can extend the season a bit by staying open longer and also opening during the Christmas holidays. We do the bookings ourselves, do not use Airbnb or Booking.com or other intermediaries. We are mainly found on Google, partly thanks to the good reviews. We also have many returning guests.
Bugarach is a small village with about 200 inhabitants. There is an active social life, in which the 2 party committees have a large share. Hardly a weekend goes by without something happening. There is a café in the village, which is only open on Fridays in winter and daily in summer. In summer there is also an outdoor restaurant and 2 other restaurants open. From mid-June to mid-September there is a weekly market on Friday evening. A swimming lake is a 10-minute walk away and provides the necessary cooling on those hot summer days. The walking and cycling opportunities in the immediate vicinity are almost endless. The Mediterranean Sea is an hour's drive from Bugarach, as are the ski areas in the Pyrenees.
The asking price for the goodwill and inventory is €159,000.
