Situated in the beautiful countryside of the southern Marche with its rolling hills and hospitable inhabitants this typical Marchigiano farmhouse has been beautifully restored and now provides a superb family villa. The House

The house has been completely rebuilt from the ground up and has an extremely solid foundation on deep concrete piles. It was rebuild to a very high standard with local craftsmanship and in accordance with anti-seismic criteria. The roof and walls are insulated, the floor is ventilated, thus avoiding damp problems, double-glazed windows, mosquito nets and venetian blinds on all windows. The whole house has underfloor heating which makes living in this house extremely comfortable. The house has the look of a traditional Marchigiano farmhouse and has modern comfort in the inside.

Measuring about 240 sq.m. on 2 floors, divided as follows:

Ground Floor

To the right of the main entrance we find a wonderfully large and bright living room with many windows and a modern pellet stove. There is a lot of light in this room, thanks to the large windows and French doors that open directly to the garden and pool.

The spacious kitchen is accessible straight ahead from the entrance. The kitchen has a spacious marble worktop and all modern appliances. A storage space of 20 m² is accessible from the kitchen.

To the other side of the entrance hall, there is a spacious toilet room and a laundry room. Here also the central heating boiler (gas) and switch panel are situated.

First Floor

The swimming pool

The swimming pool, with Roman steps, measures 9 x 4.5 m and is always in the sun. It is located a few steps from the terrace. It is a salt water pool. This means that less time has to be spent on maintenance, costs are lower and the swimming pool water is softer than with a chlorinated water swimming pool. There is a spacious and easily accessible technical room.

The Garage

The garage, which is built in the same quality as the main house, completely newly build up from the ground in the same Marchigiano style, offers space for 2 cars and includes a workshop for the storage of (garden) tools and a carport.

The Land

The property is surrounded by a mature garden, planted with local species, and agricultural land for a total of 1 hectare. This is the perfect size for a land, as it’s not too big to be taken care of, but big enough to ensure privacy all around the house.

The house is accessible via an easily accessible “strada comunale” which is partially paved. Road maintenance is carried out by the municipality.

The nearest village is Monte Rinaldo, offering the basic amenities of an alimentari, a post office, a bar and a hairdresser. More extensive shopping options are 8 km away.

The nearest beach is 25 km, the Monti Sibellini are 50 km away.
