Le Madonie mountains rise majestically from the waters of the Tyrrhenian sea, reaching almost 2000 meters at the Pizzo Carbonara summit. One of the characteristic traits of the Madonie is the harmonious coexistence of both coastal and mountainous zones. While they represent only 2% of the island’s surface, the Madonie are home to over half of the Sicilian plant species, several of which are endemic to the island.

Our property:

Address: Contrada Rapputi, town of Gratteri, province of Palermo. Lascari 2 km, Gratteri 4 km, Cefalù 10 km, Palermo 60 km, Catania 180 km. Three international airports; Palermo, Catania, Trapani.

Accessibility: Two entrances, one at the top, from the road that joins Gratteri and Cefalù, and one at the botton, Contrada Rapputi, which goes directly to Lascari. A driveable road crosses the entire property from top to bottom.

Water and Electricity: The deep water well (90m) is equipped with a solar pump and its dedicated solar panels. This system supplies and fills, every day, 3 water reservoirs (45 000 liters) located at the highest point of the property. From the water tanks 2 underground water lines supplies by gravity the entire property for irrigation and domestic water. This system is supplemented with 4 water springs that have been cleaned and are now producing. Three of these springs have their own reservoirs: 2 ponds and one large stone basin.

Even thought the entire property was designed to be independent of the grid, the public electricity is available anywhere on the property.

The all property is connected to the electricity net.

This 8.5-hectare property can be sold as a single property or subdivided into 3 distinct parcels.  

Parcel one (upper part), Casa Alta:

In the upper part of the property, with a magnificent view of the gulf of Palermo, we propose a stone ruin for which the reconstruction permit has already been obtained for a 130m2 house, on two stories. The permit also includes the construction of an additional 30m2 room, or magazzino. The adjoining 2.75 hectares of land include: a flat prairie bordered by an orchard, olive trees, chestnut trees, as well as decorative trees such as oaks, pines, acacias, mimosas, laurels, magnolias…It also includes the deep water well, the water tanks, and one of the springs (producing whole year). Electricity is available.

An independent entrance from the Campella road, between Cefalù and Gratteri, grants easy vehicular access to this parcel if the sale were separate from the rest of the property.

Parcel two (lower part) Casa Nuova:

In the middle part of the land, at about 300m altitude, a 100m2 house had been rebuilt on the foundations of and ancient ruin, with A+++ energy efficiency. The house includes a living room/kitchen, two rooms, a bathroom with separate toilet. The house also includes a covered pergola (South/East) with a view towards the citrus trees and mountains; and on the North/West side a large bay window looking out onto a terrace from which one sees the sunset over the sea. Furthermore, the construction of a 30m2 room has already been authorized and can allow for the addition to the main house of another room and bathroom.

The land, about 5.3 hectares, is planted with citrus trees, orchards, vines, olive trees, hazelnut trees, chestnut trees, almond trees, banana trees, etc.… It also includes two springs with their ponds and one spring with its own stone basin., and an integrated irrigation system. Electricity on the land and connected.

This parcel has its own independent access from the contrada Rapputi road, connecting to Lascari Village and another access from the top, connecting through Campella road to Cefalù and Gratteri.

Note: For a person interested in developing touristic accommodations, the authorization has already been granted for the construction of 3 bungalows, 40m2, each with a covered terrace.  

Parcel three, Casa Verde:

Near the entrance at the bottom of the property is a 100m2 prefabricated house, on a plot of land of about 7000m2. The house is fully functional and completely independent from the rest of the property, albeit adjacent.

The house includes 4 bedrooms, a living room/kitchen with a wood stove, and a bathroom with a shower. Outside, there is a 100m2 covered terrace and a pizza oven, as well as a garage/storage area.

The house is connected to the public water and electricity system.

The plot of land is planted with olive trees, fruit trees, and old pines. There is already a delimited area for the construction of a pool.

This parcel could either be included into the whole property, namely in the case of a buyer who is interested in developing the whole as a touristic accommodation, but the parcel can also be sold separately and has its own private access.
