Dating back to the early 1900s, this super property is set in south-facing gardens and grounds of 3,848m² (nearly 1 acre). The building was originally a large barn belonging to the neighbouring farmhouse and was partially converted into accommodation before the current owners bought it.
The owners use it as a holiday cottage for themselves and occasionally rent out the apartment – and sometimes vice versa if holidaymakers require three bedrooms.

The holiday cottage has living space of 140m². It has three bedrooms, plus an open-plan loft space above the sitting room, which could be used for more bedrooms, a master-bedroom suite, a playroom/games room/television room/home cinema...
The self-contained first-floor apartment has living space of 65m² and has two bedrooms. If desired, the apartment could be integrated into the cottage accommodation, which would give you a property of 205m² (some of it under the eaves), which would include five bedrooms, plus room for additional bedrooms in the unconverted mezzanine area.
At the far end of the building, there is a small outbuilding of 15m², which is ideal to use for storage of garden furniture and tools.

The L-shaped building has entrances at both the front and the back of it. The first-floor apartment has its own front door. At the back of the building, ancient stone steps set in a stone wall lead to a raised walkway and the front door of the first-floor apartment.
The apartment (65m²) comprises an open-plan sitting/dining room with an open fireplace, an adjacent kitchen area, two bedrooms, a bathroom and a WC. You might want to refresh the traditional-style décor of the apartment in the future. And should you require an independent office, a consulting room or an art studio, the apartment could be ideal for this.

NB: the neighbouring farmhouse is not lived in permanently, but it is occasionally rented out as a gîte to holidaymakers for a few weeks of the year. Should you be hoping to set up and run yoga and wellness retreats or sporting, cultural and leisure activity holidays, the neighbouring accommodation could, in fact, be highly beneficial for your business.
Groups participating in your courses and workshops could book accommodation in the farmhouse gîte, which would leave you free to concentrate on running your courses and activities in the cottage. Garden furniture and tools can be stored in the small stone outbuilding (15m²) which is located on the far side of the cottage – this outbuilding could also be used for housing the machinery for a swimming pool.

THE LOCAL AREA

The cottage is located in the Soule, which is one of the three provinces in the French Basque Country. The nearest shops are a short drive away at Tardets-Sorholus - or you can travel further afield to the larger towns of Oloron-Ste-Marie, Mauléon-Licharre and Pau. From Tardets-Sorholus, there is a direct bus to Bayonne, Ikea and the Basque coast.

Popular with tourists all year round for hiking, mountain-biking, white-water rafting and fishing, the region also offers a choice of winter sports, including cross-country skiing and snowshoeing just 30 minutes away at Iraty or 50 minutes away at Issarbe, and downhill skiing and snowboarding 60 minutes away at La-Pierre-St-Martin. For those who love the sea, the famous resorts on the Atlantic coast are about 90 minutes away, with family beaches at Hendaye and St-Jean-de-Luz and surfing at Biarritz and Anglet.
