Leaseback Immobilien

Lease back is a financial product and should be considered as part of a personal financial plan with or without the benefit of using the property yourself for a limited number of weeks per annum. It is important to speak to professionals to understand fully what leaseback is about and why it can be an attractive proposition as part of a longer term investment portfolio strategy. Leaseback is only available in France and nowhere else in the world, although the term is sometimes mistakenly used in other countries.

The principal of investment with leaseback:
1.Buy the leaseback property with or without mortgage finance (up to 70-80%). VAT at the going rate is claimed back from the government. (no restrictions for non-residents)
2.Lease the property back to a management company for a period of normally 9 years or 11 years at 3,5-6,5% guaranteed.
3.Possibility to use of the property for yourself for a few weeks per annum.
4.Management company rents the property and pay most expenses of the property (utilities, rates) during the entire life of the leaseback programme.
5. Buyer receives a net guaranteed return
6. After 9 years (or longer by choice) you either live in it, sell it or renew the lease.

Guaranteed Rental income Property investment differs from Leaseback in the sense that Vat is payable upon purchase and the property is unfurnished where in Leaseback the property comes furnished.
Guaranteed rental income and leaseback transactions are NO timeshares. In timeshare you do not become the owner of the property. In Invest and Leaseback, you ARE the owner of the whole property.
Lease-back programs are typically available in locations where the capital gain potential is excellent.
Property investment with guaranteed rental income is a much sought after type of investment. Properties with a guaranteed rental income provide both a benefit of long term appreciation as well as the safety of income. This type of investment is very popular in France due to the tax breaks available to buyers.
